What varies by state
The ESIGN Act plus UETA (or ESRA in New York) apply nationwide, but real estate practice adds its own state- and county-level rules on top. Check these before assuming a transaction can be handled entirely electronically.
Deed execution & recording are state- and county-specific
Transferring title requires a notarized deed recorded with the county — outside the scope of an electronic signature. Some states also require an attorney to be involved in closing.
Certain housing notices are excluded
The ESIGN Act specifically excludes notices of default, eviction, or foreclosure on a rental agreement for a primary residence, and utility-cancellation notices — those must follow the delivery method state law requires, separately from how the lease itself was signed.
Landlord-tenant rules vary locally
Security-deposit limits, required disclosures, and habitability notices are set at the state or even city level. Confirm your state's specific requirements before finalizing a lease.

Yes, in nearly every state. The ESIGN Act gives federal legal effect to electronic signatures on contracts, and UETA — adopted by 49 states, with New York using its own equivalent statute, ESRA — reinforces the same rule at the state level. A residential or commercial lease signed electronically holds up as evidence of the agreement between landlord and tenant.
Not the whole process. In most states, the deed that transfers title has to be notarized and then recorded with the county, and closing can involve state-specific requirements — in some states, an attorney has to be involved. What you can sign electronically on Kligrafia is the purchase agreement itself, offers and counteroffers, disclosures, and any accessory agreement that doesn't require notarization or recording. Kligrafia is not a notary and does not perform Remote Online Notarization (RON).

Level C adds a short liveness video with randomized prompts (look left, smile, and so on) and anti-spoofing checks.
